Manzanita Drive Residence

Description

Project includes construction of a new single-family home on an 8,097 sq. ft. lot. The project will require surface grading, excavation, tree removal, construction of retaining walls, installation of utilities, and construction of the foundation and house. Grading for the new driveway will occur 4 feet outside of the dripline of the canopy to the west of pallid manzanita shrub. A paved entrance walkway will be constructed at-grade between 0 and 1 foot outside of the dripline, also to the west. To the south, grading for the home's foundation will occur 4 feet outside of the dripline of a second pallid manzanita shrub. Ten trees (one cypress, one oak, three bays, and five junipers) will be removed in the rear of the lot, and six additional trees (one juniper, two madrone, and three bays) will be removed in the house footprint to accommodate construction of the house. One cedar on the neighboring lot will be pruned back. The project will result in impacts to 2 individual pallid manzanitas (arctostaphylos pallida) and surrounding habitat. Project implementation is expected to permanently disturb approx. 2,400 sq. ft. (0.055 acre) of suitable substrate that could support the pallid manzanitas and to be temporarily disturb approx. 1,000 sq. ft. (0.023 acre) of suitable substrate that could support pallid manzanitas. The project is expected to result in incidental take of pallid manzanitas, which are designated as an endangered species under CESA. The ITP referenced above as issued by CDFW authorizes incidental take of species listed under CESA that may occur as a result of project implementation.
