NOTE: Revised Negative Declaration 1. A General Plan Amendment to amend the East Valley Area Plan (EV) to: (a) Change the land use from General Commercial (EV/CG) to Special Development with a Commercial focus (EV/SD), (b) Amend Section EV.0240 (b) (2) to add sporting goods stores as an allowed land use, (c) Amend Section EV.0240 (b)(N)(4) to add subsection (C) to allow multiple family residential uses, and (d) Amend Section EV.0240 (d) to change the maximum EV/SD height for structures from 35 feet to the current CG district height limitation. 2. Revise the Preliminary Development Plan and text for an approved two phase regional retail center with a maximum of 1.85 million square feet (Phase 1 - 550,000 square feet and Phase 2 - 1.3 million square feet) to add multiple family residential units and 2 hotels on 128 gross acres. 3. Final Development Plan for Phase 2 to establish the retail/life style center with a maximum of 281 residential units (419,400 square feet) and 696,027 square feet of retail area, including a 3,544 seat cinema (64,400 square feet) and two hotels with a total of 168 rooms (114,000 square feet) on 66.73 net acres. 4. Amend an approved Development Agreement to update provisions to reflect a Phase 2 revised Preliminary Development Plan, a Phase 2 Final Development Plan, and a subsequently approved Tentative Parcel Map 18462 which will subdivide the Phase 2 land area of 66.73 net acres.
