Description
The proposed project is a request for: 1. A Community Plan Amendment and corresponding Rezone for 2.4 acres (APN: 261-0010-030) from Residential Density 10 (RD-10) to LImited Commercial (LC). 2. A Special Development Permit to deviate from the following Sacramento County Zoning Code (SZC) Commercial Development Standards: a. Reduce the required front yard setback from 50 feet to 14 feet, pursant to SZC Section 315-42(b). b. Waive the requirement of a masonry wall along the interior property line between APN's 261-0010-030 and 261-0010-051 pursuant to SZC Section 315-45(b) and 301-61 3. A Use Permit to increase the height of proposed Building #3 from 24 feet to 34'3", pursuant to SZC Section 315-44(a).
