- The proposed development entails the development of 17.64 acres, portions of which were included in previously approved Conditional Use Permit (CUP) 95-25. The 17.64 acre site also includes APN 207-211-005, an approximately 8,000 square foot parcel located adjacent to Vineyard Avenue. The proposed project will be processed as a modification of CUP 95-25. The proposed project includes development of a retail store, consisting of 159,412 square feet, with expansion capabilities to 231,800 square feet, and all appurtenant structures and facilities, including a "Tire Lube Express," a garden center, truck loading facilities, outdoor sale facilities, container storage facilities and parking facilities consisting of 1,159 parking spaces (a parking ratio of 7.20 parking spaces per 1,000 square feet before expansion and 5.00 parking spaces per 1,000 square feet after expansion).
