- Proposal to construct 4 semi-detached townhouses and 29 detached townhouses, in two phases, on a common parcel with a minimum "restricted common area" of 3,000 square feet minimum per dwelling unit; 2 new roads: "North Brook Court", "Bower Court", and an emergency access drive; 5 parking areas totaling 24 spaces; drainage systems discharging to an existing gully along Porter Gulch Creek; two retaining walls up to four feet in height, and one retaining wall up to seven feet in height. Grading consists of 7,690 cubic yards of cut and fill, balanced on site. The rear (riparian woodland) of both parcels, an area totaling 8.537 acres, would be maintained as open space. A Lot Line adjustment is proposed to transfer approximatley 5.05 acres from APN 037-251-21 to APN 037-251-22 to result in two parcels of 3.38 acres and 14.5 acres respectively. The project requires a Subdivision, Lot Line Adjustment, Roadway/Roadside Exceptions, Riparian Exception for the drainage systems releasing to the riparian corridor, and a preliminary grading approval. The property is located on the north side of Cabrillo College Drive and the south side of Soquel Drive, just east of Atherton Drive.
