Grading variance to allow for manufactured slopes to exceed 20 ft in height. Includes the construction of 10-ft wide public trail along the southern property line of the site to provide a connection from Sandy Lane to the adjacent future City park. Includes the installation of approx 600 ft of new 10-in water mainline on site and off site, via a Vallecitos Water District easement, to an existing water main in Silver Shadow Dr to the north. Approx 380 ft of new 8-in sewer main will be installed on and off site and upgrade of approx 104 ft of sewer main from 6-in to 8-in diameter pipe within existing VWD easement to Silver Shadow Dr.
