Quail Valley Planned Development

The city of Palmdale is proposing to annex the entire 878.1-acre project site, togehter with various adjacent parcels that total 1,285 acres to be annexed, consistent with the city SOI/planning area boundary. The Quail Valley Project involves a GPA to change the LUD of approx 600.4 acres (of project's 878.1 acres) from LDR, 1 dwelling unit/acre to single family residential, 0-2 dwelling units per acre AND a zone change from a city pre-zone designation of R-1-1 PZ (Single family residential, one acre min lot size) to R-1-1 (SFR) and to R-1-7,000 (SFR, 7,000 sf min lot size). There also will be a density transfer from one planning area (area B) within the project site to another (Area A) to ensure Area B will remain as a long-term preservation area and to ensure hillsides and mountain vistas within Area A will be preserved as a result of allowing clustered residential development. These changes will encompass a master planned, gated community that includes the following: 647 single family residential lots; 51 equestrian estate lots; 3 large rural lots; a 3.6 acre community recreation facility; a 23.4 acre greenbelt and trail system; a preserved archaeological site; utilities/detention basins; and preserved undeveloped areas (395 acres).
