A General Plan Amendment from low Density Residential to Commercial Office, approximately 4.41 net acres. A North Vineyard Station Specific Plan Amendment from Single Family Residential 3-5 dwelling units per acre to Commercial, approx. 4.41 net acres. A Rezone from AR-10 Agricultural Residential 10 acre minimum lot size/ Flood Combining to General Commercial/Flood Combining, approx. 7.73 net acres. A Tentative Parcel map to divide approximately 7.73 net acres into six commercial lots. A Use Permit to allow a 24-hour gas station, a 24-hour convenience stor, and a canopy height of 26 feet 6 inches, in the GC zone, on approximately 1.6 net acres. A Design review to comply with the Countywide Design Guidelines. The North Vineyard Plaza project site is locted on the northeast corner of the intersetion of Bradshaw Rd and Gerber Rd. The proposed project would include a mix of uses developed over multiple phases. The first phase would be the development of the following: An Automobile Station, Convenience Store, Drive - Through Restaurant and Carwash. Access to the project site would be provided by four driveways. Two of the four driveways would conect with Bradshaw Rd , and two other driveways would connect with Gerber Rd. Although subsequent phases have not formally set forth specific uses, for the purposes of analysis the traffic study analyzed a number of uses that could be permitted under the proposed land use changes.
