Approval of a use permit major modification for an existing 59,000 gallon winery to permit an increase in annual permitted production capacity to 240,000 gallons. On-premises consumption of wines produced on-site is requested as well as an increase in on-site parking spaces. A change in the winery's tasting room hours of operation and a commercial kitchen are proposed. Installation of a new access driveway would occur as part of the project. An increase in the max number of guests for daily tours and tasting and the modification of an existing marketing program is also requested. A use permit exception to the conservation regulations is also requested to allow construction of the proposed new access driveway to Chiles Pope Valley Rd to encroach into the required stream setback for Maxwell Creek and associated wetland.
