Document Description
The project involves the construction of a 61,000 sf commercial building include approx 750 sf of cafe space, 20,000 sf of medical offices and 40,000 sf of R&D space. 15% of the 1.6-acre site would be landscaped. The project proponent has indicated that the new building will achieve LEED silver level. 119 at-grade vehicle parking spaces and 50 bicycle spaces would be included as a part of the project. Vehicular access would be provided from two driveways, one on Parker St and one on Tenth St. An emergency vehicle-only access driveway would be provided on San Pablo Avenue. Construction of the proposed project is anticipated to start prior to the end of 2017 and last approx 9 months. The entire 1.6-acre site would be graded, which would include removing existing paving and plant material, excavating for foundations, utilities, and importing approx 2,100 cy of fill from off-site to level the grades.
