Document Description
Note: Review Per Lead The Project will demolish all existing on-site uses and construct a new 357,000 SF mixed-use building ranging in height from 19 to 129 feet. The building comprises a series of interconnecting bars that step back from a large ground level public plaza at the corner of 4th Street and Arizona Avenue. Each bar will house a different mix of uses including retail, restaurants, cultural, affordable housing, workspace, and hotel. With regard to the provision of affordable housing, the project will include one of two options: Option 1 - the provision of up to 48 on-site affordable housing units comprising approx 40,300 sf within the new building; or Option 2 - monetary contribution towards the construction of up to 130 affordable housing units within the Downtown Community Plan area. With Option 2, the approx 40,300 sf of space for residential units within the project building would be replaced by a gym. Based on the project site size of 112,000 sf, the project FAR will be 3.19.
