Document Description
The proposed project includes the demolition of an existing single story medical office building with approximately 8,023 sf of medical office space to construct a three story 13,372 medical office building with subterranean parking. An existing public alley adjacent to and west of the existing medical office building and a paved parking lot with 20 parking spaces west of the alley that serves the existing medical office building will be part of the project. The proposed medical office building will front Hellman Avenue with surface parking on the north and west sides of the building. Ownership of the portion of the existing public alley abutting the project site will be transferred from the city to developer. The alleyway will be maintained to provide access to the site and to all the neighboring properties that currently utilize the alley for access. Two variances are requested for reduced front and side yard setbacks. The project proposes a total of 74 parking spaces, including 61 regular spaces, 8 compact spaces and 5 handicap spaces. Subterranean parking will be provided under both the medical building and the existing surface parking lot west of the medical building.
