Document Description
The project proposes to demolish the two existing structures on the site and construct a 4-story building that contains a total of 55,136 sf of office space on the first three floors, and 10,489 sf of residential space on the 4th floor for a total of 65,625 sf. The Floor Area Ratio is 2.98, and the residential density is 30 units/acre, with 15 residential units proposed. Maximum height of the building is 55 feet, and there are no setbacks proposed (or required) on any side of the building. The building walls will extend to the property lines on all four sides, with the street frontages articulated by the building entrance area and large window frames at the ground floor, and the parking garage driveway. Metal canopies and a 3rd floor balcony provide additional building articulation along the street frontages. The total amount of parking required for the project is 156 spaces. The parking garage has two levels below grade and provides a total of 83 spaces, including eight Clean Air/Van Pool/EV spaces and five ADA accessible spaces. Because the project is located in the Central Parking and Improvement District, it is eligible to fulfill the remainder of its parking requirements through a Parking Agreement with the City to pay in-lieu fees instead of providing the parking on-site. The proposed development would be consistent with the existing zoning (CBD/S-Central Business District, Support) and General Plan designation (Downtown Retail Core Support) on the site.
