Note: Refer to Updated MND The applicants are proposing to construct a mixed use project that includes a 71,090 sf three story hotel with 114 rooms and five three story apartment buildings with a total of 138 rental units at 10470 East Jibboom St. The apartment buildings are proposed to have a total of 33 studios, 54 one bedroom units, 42 two bedroom units, nine three bedroom units, and common amenities. 361 parking spaces, including 123 hotel parking spaces (four handicap spaces and five guest check-in spaces) and 238 apartment spaces are proposed. East Jibboom St is proposed to be extended through the project site to Donner Pass Road with pedestrian improvements. A Class I trail is also proposed along the southern property line. The parcel is proposed to be subdivided into two parcels - a residential parcel of 7.6 acres and a hotel parcel of 2.8 acres is proposed. Amendments to the Downtown Specific Plan are proposed to ensure consistency with the Housing Element and Development Code.
