The subject property is located on Eagle Rock Blvd, near W. Ave 30. The existing site contains two, interconnected buildings, which consists of a two story 6,944 sf church and a one story 2,751 sf Sunday school building. The church building contains a large main sanctuary and small attached building off the front of the church/lobby area. There is a small room at both sides of the stage area to access the staircase to the second story. The property does not have on site parking. The lot size is 14,238 sf in size.
The applicant proposes to change the use from a church to an indoor swimming instruction by renovating the existing two story interior church to accommodate an indoor swimming pool in the main sanctuary area and to remove the existing back offices and classrooms to accommodate restrooms, showers, and changing room facilities. The upstairs area will remain as offices, storage, and a meeting room. For environmental review purposes, the worst case scenario will be analyzed with regard to the existing 2,751 sf ancillary building, which the applicant proposes to demolish and replace with a new, two story, 1,548 sf building for office/storage use. Eleven on site parking spaces will be provided. The church has been vacant since 2015, however, previous to that time it has operated as a church and Sunday school since 1935.
