Document Description
The approx. 42-acre project site is located along the north side of West Little League Drive and west of Palm Avenue in the Verdemont Heights area of the City of San Bernardino, San Bernardino County, CA. The project proposes a Specific Plan to allow the future development of up to 120 single-family residential dwelling units and up to 98,000 sq. ft. of commercial uses. In addition, two private parks and a paseo are proposed within the residential portion, along with a recreational vehicle storage lot. Approx. 0.5 acre of parkland will be dedicated for the expansion of the existing Ronald Reagan Park. The project is intended to provide a mixed-use neighborhood that will offer additional shopping and commercial services within walking distance for residents of Rancho Palma and the Verdemont Heights Community, as well as to capture regional traffic along adjacent I-215. Access to the project site will be provided via West Little League Drive and (proposed) Magnolia Avenue.
