Document Description
The project is a Tentative Parcel Map to divide a 5.01 acre property into four one-acre parcels, plus a one-acre remainder parcel at 2900 Nord Avenue in Chico in the VLDR (Very Low Density Residential - one-acre minimum) zone. The remainder and Lot 1 are developed with single family residences. Lot 3 is developed with a shop. Lots will be served by a private access road. Future residences would be served by individual septic systems and individual wells. Pursuant to the requirements of Butte County Code §24-56.1 (Residential Setback from Orchards and Vineyards), the Dept. of Development Services in conjunction with the Agricultural Commissioner's Office is recommending a residential dwelling setback from adjacent active orchards of 50 feet from the northeast property line and 100 feet from the southeast property line.
