1) Coastal Development Permit, pursuant to the provisions of Section 12.20.2 of the Los Angeles Municipal Code, to permit the demolition of a duplex and the construction of a new 3,462 sf 2-unit condominium and a 2,238 sf single-family residence on two adjacent lots, and 2) Pursuant to the provisions of Section 12.28 of the Los Angeles Municipal Code, a Zoning Administrator's Adjustment to permit a front yard of 5-feet in lieu of the required 15-foot front yard, a rear yard of 12-feet in lieu of 15-feet, and a 3-foot 4-inch side yard in lieu of 5-feet, all otherwise required by Section 12.09.1-B, and 3) Pursuant to the provisions of Section 11.5.7 of the LAMC, a Director's Sign-Off from the Venice Coastal Zone Specific Plan, and 4) A Mello Determination, for the subject project located on two lots zoned RD1.5-1 within a single-jurisdiction area of the California Coastal Zone.
