The proposed project involves of the rehabilitation and adaptive reuse of the existing 40,570 sq. ft. YWCA building located at 78 N. Marengo Avenue and the addition of an 87,342-sq. ft., three-to-six story (60 foot high) building on the project site, which together would become a 127,912 sq. ft., approx. 179 room, Kimpton Hotel. The hotel would also include approx. 11,166 sq. ft. of meeting facilities, ballroom space, hospitality parlors, and restaurant. The height, floor area ratio, and setbacks meet the development standards for the CD-2 zoning district.
