Document Description
The Revised Project is a Modification of the previously approved Tentative Tract Map No. VTT-72286 that includes the property to the south (4216-4220 S. Del Rey Avenue) to permit a mixed-use building consisting of 134 residential units and 14,292 sf of commercial office space with 359 parking spaces and 153 bicycle parking spaces; a Density Bonus to permit a 35% density bonus by providing 35 additional units including 11 units (11% of 99 base units) for Very Low Income households; the utilization of Parking Option No. 1 permitting 179 residential parking spaces; and two On-Menu Incentives as follows: a 35% increase in Floor Area Ratio not to exceed 1.35:1 in lieu of 1:1 and a height increase of 11% to allow a building 66 feet in height in lieu of 55 feet. The project will provide 120 replacement parking for the adjacent office use (4223 Glencoe Avenue).
