The MRIC site is 212.2 acres. The requested entitlements for the MRIC site include a combined Municipal Service Review (MSR) and Sphere of Influence (SOI Amendment), Annexation and Prezoning, General Plan Amendment, Preliminary Planned Development (PDD), Tentative Map, Site Plan Review, and Development Agreement. The MRIC site is anticipated to include up to approximately 2,654,000 sf of innovation center uses, of which up to 260,000 sf (10 percent of the site) may be developed with supportive commercial uses. The proposed Innovation Center would incorporate several privately maintained parks and open space areas throughout the site, totaling approximately 75 acres of green space. The circulation framework for the proposed Innovation Center features a modified grid with three primary roadway connections, and one secondary connection, to the existing bordering roadway system. Infrastructure would be extended from nearby utilities to serve the site with public water, wastewater collection, and storm water detention.
