The applicant is proposing to rezone and subdivide a 1.57 acre parcel into 9 single family residential lots. The property is designated Low Density Residential in the Turlock General Plan and zoned RI., allowing a minimum lot size of 5,000 square feet and a residential density ranging between three (3) and seven (7) dwelling units per acre. The proposed lots will range in size from 5,500 to 7,120 square feet. The overall density of the project is six (6) dwelling units per acre. The applicant is requesting to rezone the property to a Planned Development to allow for deviations in the minimum lot dimensions, setbacks and street width. Three homes will front onto Hawkeye Avenue and access to the interior lots will be provided by a private road off of Hawkeye Avenue. The subdivision will be required to annex to a Community Facilities District to mitigated the ongoing costs of public services.
