Document Description
The project site is currently developed with a two-story single family dwelling and a detached garage with second floor living space on a 21,439.50 sf (.49 acre) parcel. The site is located in the Coastal Zone, in an archaeological sensitive area, and an Environmentally Sensitive Habitat Area. The project proposes to renovate both the interior and the exterior of the main dwelling and the garage/detached bedroom including a 281 sf addition to the main unit. The proposed project will change the total site coverage from 5,458 sf (24% of the site) to 4,880 (21% of the site) which will reduce a non-conforming aspect of the property (current zoning codes only allow 15% coverage for new development). On site, the proposal entails the conversion of the concrete pavement to new stone pavement and the partial removal of masonry garden walls. The landscaping will be designed to dispose of all storm water on-site through percolation. Construction and additions will require approximately 7% of the walls to be demolished.
