Document Description
The proposed project would rezone Subarea A from predominately single use commercial and industrial zones to multiple use zones which promote transit-oriented development. Alternative D would be implemented through the adoption of three new zones: 1) CC-3-6, a community commercial zone which will emphasize pedestrian orientation and allow up to 44 dwelling units per acre. 2) CC-3-8, a community commercial zone which will emphasize pedestrian orientation and allow up to 73 dwelling units per acre. 3) RM-3-7, a multiple dwelling unit residential zone which will allow for limited commercial uses and allow up to 44 dwelling units per acre. The application of these zones, together with the adoption of a new Community Plan Implementation Overlay Zone (CPIOZ), will serve as the implementation tools to achieve the proposed land use amendments associated with Alternative D.
