Document Description
The project is the construction of a new, two-story over a basement, 10,170 sf, single-family dwelling and a 772 sf garage, for a total of 10,942 sf on a 216,181.6 sf lot. The maximum building height of the single-family dwelling is 50-feet and Building Envelope Height not to exceed 30-feet. The project includes the construction of up to three retaining walls, ranging in height from 2-feet to 15-feet. The project requires 3,714 cubic yards of cut, 12,824 cubic yards of fill and 9,110 cubic yards of export. The project proposes the removal of six, California Black Walnut (Juglans Californica). The project requires a Zoning Administrator's Determination to permit up to three retaining walls, ranging in height from 2-feet to 15-feet; Zoning Administrator's Adjustments to permit a fence with a maximum height of 4-feet and one retaining wall with a maximum height 12-feet within the front yard (Mulholland Drive right-of-way), in lieu of the maximum permitted 3-1/2 feet; a Project Permit Compliance and Design Board Review approval for the construction of a new single-family dwelling within the Mulholland Scenic Parkway Specific Plan, and Haul Route for the export of 9,110 cubic yards of earth.
