Document Description
The project includes the demolition of 9 buildings with 22 single and multi-family residential units and approx. 2,000 sf of commercial floor area and the construction of a new 5-story mixed-use residential building. The residential component of the building will include 122 residential units with 11 units reserved for very low income households, and a total of 93,885 sf of floor area and 122 parking spaces. The building will also include 3,500 sf of commercial floor area and 7 additional parking spaces for commercial use. In addition to the demolition of existing buildings, as proposed 12,900 cubic yards of dirt would be exported from the site. In consideration of providing 11 affordable units, the applicant seeks the following Affordable Housing Incentive and Density Bonus Determinations: an averaging of FAR across 3 lots.
