Document Description
Conditional Use approval to permit the construction, use and maintenance of a childcare/day-care facility within two existing one-story single-family dwellings on an approximately 11,275 sf site in the R3-1, R1-1, and [Q]C1-1VL Zones. The facility would include four classrooms and approximately 3,177 sf of floor area within two buildings, outdoor playgrounds, a through driveway from Vantage Street to Burbank Boulevard for drop-off and pick-up of children, and 4 on-site parking spaces. The project does not involve any grading, but does include the removal of 1 eucalyptus tree. The facility would accommodate up to 50 children between 2-6 years of age, 5 to 8 staff members, and would operate from 8:00 a.m. to 5:00 p.m., Monday through Friday. The southerly dwelling frontage Burbank Boulevard was approved on March 21, 2013 for a change of use to a child care center for up to 20 children through a new Certificate of Occupancy. The requested conditional use approval would expand this use to also include the northerly dwelling fronting Vantage Avenue, and would expand the facility to up to 50 children.
