Document Description
The proposed Project entails the development of an approximately 38 acre site with an 803,600 square foot high cube distribution warehouse facility with a maximum building height of 50 feet. The proposed building provides for 783,600 square feet of warehouse and 20,000 square feet of office as depicted in Figure 4, Site Plan. In addition to the distribution warehouse, approximately 13 acres will be allocated for loading bays, drive aisles, and 387 parking stalls; 200 standard vehicle parking stalls, 8 handicap parking stalls, and 179 semi-trailer truck 2 parking stalls. Approximately 4 acres will be set aside for landscaping and water quality structural treatment Best Management Practices (BMPs) which consists of approximately 11 percent of Project site. The proposed building is speculative. The anticipated use is a distribution center but the specific occupants or use of the building is not known at this time.
