Document Description
D Overlay Rezone and Major Subdivision of 2 Parcels into 7 Parcels. The project involves the division of two parcels composing 36.8 acres into seven parcels and incorporation of a Density Overlay Combining District (D-Overlay) to the base zoning, as allowed by County Code. The D-Overlay allows for averaging of lot sizes in order to meet minimum lot size requirements. The creation of seven lots from 36.8 acres would result in new lots with an average size of 5.26 acres each. Actual parcel sizes would range from 2.25-acres to 13.56-acres. The proposed parcels would be accessed from State Hwy 197 (aka North Bank Road). While no development is proposed as part of this subdivision, eventual development of the subdivision would require onsite sewage disposal and onsite water systems.
