Document Description
The Gateway Specific Plan Update envisions incorporation of residential and mixed-use development to revitalize the existing industrial development in the 315-acre Gateway area located in the northeast corner of the City of Laguna Niguel. Currently there is a total of approximately 1,371,000 square feet of commercial services, light industrial, auto repair and service, and office uses in the Gateway area, with most buildings constructed in the 1970's and 1980's. The current Specific Plan, adopted in 1999, allows as much as 3,777,000 square feet of nonresidential development. The current Specific Plan Update would accommodate as many as 2,994 dwelling units, 350 hotel rooms, and as much as 2,259,931 square-feet of non-residential development, in single-use or mixed-use projects, including pedestrian and transit oriented development, capitalizing on proximity to the existing Metro link transit station, located within the Gateway area at the south end Forbes Road.
