Document Description
NOTE: Review per Lead The applicant is proposing to move the current building envelope which is located on the most northerly portion of the parcel more southerly in order to construct a solar efficient home. The building envelope was mitigation for the impact of severe soil erosion that could occur due to substantial vegetation removal for future development. Current standards do not prohibit development on these soils. At the time of building permit application, Community Development Department staff will determine whether the proposed improvements warrant the preparation of a geotechnical study. Additionally, a botanical study was not completed at the time. Staff recommends that non-buildable areas that follow figure 2 of the Botanical Study be recorded on the Certificate of Correction rather than the proposed building envelope as shown on the current draft Certificate of Correction. The parcel is approximately 13.276 acres, is vacant and has access off of Glenn Road. A portion of the access and proposed building areas were previously cleared. There is a 1' non access strip along the parcel's State Highway 175 frontage. Future construction will be served by the Cobb Mountain Water District and by an onsite private sewage disposal system.
