Document Description
The purpose of the Dumbarton TOD Specific Plan is to provide comprehensive planning policy and regulatory standards to ensure quality future development and redevelopment of the Dumbarton TOD Specific Plan area. The Specific Plan will be the prime regulatory document for guiding land use decisions improving the area's physical and economic environment, and reinforcing the City;s goals and expectations for quality development. The design guidelines and zoning codes contained in the proposed Specific Plan would apply to all new development, imcluding additions and changes in use within the boundaries of the proposed Specific Plan area.
The Specific Plan would allow approximately 2,500 housing units on 135 acres of residential use, including single-family homes, and multi-family homes. There would be approximately 17 acres of parks and open space; approximately 12 acres of commercial retail and commercial office; and approximately six acres of public uses The remainder of the Specific Plan area would be dedicated for public facilities, right-of-ways and easements. The following provides a summary of the potential land use distribution within the Specific Plan area.
