Document Description
The Proposed Project would require the demolition of all existing structures currently on the project site, located ay 11122 through 11150 Pico Boulevard and 2431 and 2441 South Sepulveda Bouelvard. The existing structures would be replaced with a mixed-use commercial and residential development with commercial access along Pico and Sepulveda Boulevards and residential access along Sepulveda and Exposition Boulevards; pedestrian access to the proposed Exposition Line Rail Platform that will run along Exposition Boulevard would be provided. The Proposed Project would be contained in one structure with four eight-story buildings constructed above a two-story podium. The Proposed Project would include a total of approximately 512,870 square feet of residential area.
Specifically, the first floor of the Proposed Project would include separate commercial and residential lobbies, the first floor of a retail store, and stock area for a market located on the second floor. The second floor of the Proposed Project would include the second floor of the retail store and a market. The third floor of the Proposed Project wuld serve as the podium for the four eight-story residential buildings and would include open courtyard space and residential recreational facilities.
