Document Description
An agreement between the City of Newport Beach and Newport Banning Ranch, LLC, to provide access to the Sunset Ridge Park property from West Coast Highway, at a point approximately 1,000 west of the Intersection of West Coast Highway and Superior Avenue. The Sunset Ridge Park property is located at the northwest corner of West Coast Highway and Superior Avenue. The site is vacant and would be constructed as a City park with active and passive recreational uses and a park access road. The project includes a grant of easement to construct, grade, improve and maintain an access road, sidewalks, curbs, landscaping, irrigation systems, utilities, storm water drainage and erosion control facilities improvements; off-site widening of West Coast Highway; stockpiling of export dirt associated with grading activities; and habitat mitigation area to mitigate any biological impacts attributable to the access road improvements on the Newport Banning Ranch property. The City of Newport Beach approved and certified the EIR for the Sunset Ridge Park project on March 23, 2010. The activities contemplated by the Access Agreement and supporting documents were studied in the EIR prepared for the Sunset Ridge Park project.
