Document Description
The project proposes a General Plan amendment, zone change, Riparian Exception, and Planned Unit Development (PUD) allowing a maximum development density of 20 dwelling units per usable acre on the project site. A minimum of forty percent of the total number of units is to be affordable. Following project approval, future development of the project site would be by-right. The site contains a maximum of 2.0 developable acres equating to a maximum of 40 dwelling units including the existing historic house. The remaining 3.5 acres would remain in open space to protect riparian areas. The project would amend the General Plan from "Urban Medium Residential: and "Urban Open Space Lands" to "Urban High Residential" and "Urban Open Space Lands" with a PUD. The Urban High Residential would be amended to allow 20 units per net developable acre with a 2,000 square foot lot size requirement. In addition, the parcel would be rezoned from "Multi-Family Residential - 4,000 square foot minimum parcel size (RM-4-L)" to "Multi-Family Residential - 2,000 square foot minimum parcel size and Regional Housing Need Site (RM-2-R/RM-2-L-R)," and "Parks, Recreation and Open Space," and a PUD. The RM-2-L-R Zone includes a Historic Landmark Combining District for the HIstoric house.
