The LRR Specific Plan area is comprised of multiple contiguous parcels totaling approximately 452 acres located on the northeastern edge of the City, in an area of unincorporated Nevada County. The project would be clustered into four development areas, on neighborhoods, located on approximately 230.5 of the 452 acres in the LLR Specific Plan area. Land uses proposed in the LLR Specific Plan area include the development of approximately 138.1 acres (including blocks, streets and alleys) with a maximum of 700 low, medium and high density primary residential dwelling units, a maximum of 54,000 square feet of mixed-use, commercial and retail uses, and a maximum of 364,161 square feet of business and light industrial uses. Approximately 313.9 acres would be conserved as open space, including improved parks, farm land and natural open space.
