Document Description
Laurel Perez of Suzanne Elledge Planning & Permitting Services, representing the applicant, Goleta HHG Hotel Development, LP, proposes to revise the approved Development Plan for the Rincon Palms Hotel and Restaurant Project, approved by the City of Goleta in October 2008. The proposed revisions include the removal of the proposed 6,000-square foot freestanding restaurant and the addition of a 5,440-square foot conference center to the proposed hotel. Additionally, the room count would increase from 112 to 149 rooms. There would be an increase of overall hotel floor area from 59,600 square feet to 93,692 square feet; and a decrease in parking from 189 spaces to 169 spaces, all surface parking, plus a valet parking plan for 11 additional spaces for peak events. The proposed Floor-Area Ratio (FAR) is 0.69. The Revised Development Plan requires review and recommendation by the Planning Commission and approval by the City Council. Because the proposed project exceeds the FAR of 0.50 recommended by the General Plan, the City Council will need to make a "good cause" finding.
