Document Description
The proposed 315.70 acre Encanto Estates Specific Plan is a mixed-use development. The project would create approximately 201.17 acres of residential uses consisting of approximately 1,520 dwelling units, including 691 single family residential units, 206 single family duplex units, 199 multi-family 4-plex units and 424 multi-family units. Commercial uses totaling 5.67 acres are proposed at the intersections of Dogwood Road and Worthington Road, and Worthington Road and Cross Road. Additionally, 39.32 acres of parks/retention basins and two school sites totaling 29.99 acres are proposed. Approximately 39.55 acres of rights-of-way and easements are also included. Infrastructure requirements include roads, water and wastewater conveyance systems, and storm water conveyance systems. The Encanto Estates Specific Plan includes a Land Use Plan, Circulation Diagram, Infrastructure Plan, Architectural Guidelines, and an Implementation Plan.
