Present Land Use
Land Use: The 17.4 acre parcel is currently vacant. A 50 foot access and utility easement traverses the property for the benefit of two other adjacent properties. The site has steep slopes ranging from 15-50%. Access and suitable building sites have been identified by a civil engineer through recommendations in the R-2 Soils Report. There are similarly sized parcels surrounding this site and most are developed with one residence. The parcel's encroachment onto Greenwood Heights Drive is +/- 4,700 feet from the road's intersection with Freshwater Road and Freshwater Elementary School. Lands to the south are industrial timberlands and zoned TPZ. Zoning: Ag General with a 5 acre minimum parcel size (AG-B-5(5)). General Plan: Agricultural Rural (AR); Framework General Plan (FRWK). Density: One dwelling unit per 5-20 acres. Slope stability: Low stability.
Document Description
A Minor Subdivision of a 17.4 acre parcel into two parcels of 5.0 and 12.7 acres each. Both parcels are currently vacant. Suitable building, access, water and sewage disposal sites have been identified on each parcel. There is an intermittent creek on-site with a 50 foot Streamside Management Area (SMA) setback. The project includes an exception request to the Firesafe standards to allow a slightly reduced road width serving proposed Parcel 2.
