Document Description
The project proposes a minor subdivision of a 12.7 acre residential parcel into two parcels of approximately 2.0 acres (Parcel 1) and 10.7 (Parcel 2) acres. Parcel 2 is currently developed with a primary and secondary residence. Parcel 1 is undeveloped. Both parcels have access via Lanford Road, a private road. City water serves the existing parcel and will serve new development on Parcel 1. Both parcels will utilize on-site sewage disposal systems. Suitable primary and revere areas have been designated on Parcel 1. The majority of the subject parcel is within the City of Trinidad, and the northern portion is within Humboldt County jurisdiction. All future development will occur within City limits. Subdivision applications have been submitted to both agencies; the City of Trinidad is the lead agency. The project is within the Coastal Zone; the Pacific Ocean is located approximately 500 feet west of the project. The project falls within an Alquist-Priolo Fault Hazard Zone. The project site is surrounded by other low-density residential development; Trinidad Rancheria is located just to the east of Parcel 2.
