The proposed project would allow for an increase in total units within the irvine Business Complex (Planning Area 36) from 9,401 units to 15,000 units. In addition, a total of 1,191 density bonus units would be allowed in accordance with State Law for a total 16,191 units. The current General Plan allows for 53,461,052 square feet of office equivalency in Planning Area 36. The total 5,599 additional new units (either potential or in process) remaining under the 15,000 unit cap would be offset by a reduction of 2,715,062 square feet of non-residnetial office equivalency square footage, reducing the number to 50,899,418 square feet. If approved, the proposed project would allow for the development of 6,380,955 non-residential square feet and 458 hotel based on the existing trip caps for the area.
