The project consists of a Combined Development Permit (PLN0505296/Rocky Point Restaurant) that includes the following: - A Coastal Development Permit for as-built modifications to the existing restaurant, including the construction of two concrete decks and one retaining wall, construction of a redwood deck and gazebo, the installation of outdoor lighting, the installation of a water tanks, and the replacement of an existing restaurant sign; - A Coastal Development Permit for development within the critical viewshed; - A Coastal Development Permit for development on slopes of 30% or greater; and - A Coastal Development Permit for development within 100 feet of an environmentally sensitive habitat area (ESHA).
