Document Description
The project will be located on a 6.3 acres parcel at 3239 Taylor Road (formerly known as Alice's Fruit Stand). It will consist of 45 residential lots (37 single-family attached with 8 live-work units fronting on Taylor Road). The attached units range in size from approximately 1,373 square feet to 2,018 square feet, with garages. The live-work units will include a 2,212 square foot residence with an area of approximately 480 square feet for use as commercial/office space. The overall density is 7.1 du/ac. On-site improvements will include typical street and utility improvements. The stormwater drainage system will include a detention basin. Sewer is proposed to connect, by gravity, to the existing sewer system in Legacy Lane (former Lemos Ranch). The project reviewed by the Negative Declaration proposes removal, with mitigation proposed, of approximately 42 trees on the site which are subject to the Town's tree ordinance.
