Document Description
The applicant is requesting the following entitlements for the proposed Carmel Estates project: a Vesting Tentative Map, an Amendment to PD-26 for development standards, and a Design Review. The Vesting Tentative Subdivision Map (VTM 8311) is being requested by the applicant to subdivide the project site into 102 market rate single-family residential lots and 4 affordable duplex lots, for a total of 106 residential units. The Design Review entitlement is for 106 proposed residential lots. One parcel, totaling 1.7-acres, would be dedicated to the City of Brentwood for public park area. Adjoining this park would be a 0.6-acre detention basin, creating a 2.3-acre area of open space.
