Document Description
The Minor Subdivision of a 4.23 acre parcel into three parcels ranging in size from +/- 8,400 sf to +/- 14,000 sf and a +/- 3.8 acre remainder. The site is considerably encumbered by wetlands and a PG&E easement. A wetland delineation (SHN, April 2004) resulted in much of the property being unbuildable. Sites suitable for residential development have been identified on each parcel outside the wetland buffer. The site is within the appeal jurisdiction of the coastal zone. New development will be served by community water and sewer.
