Applicant proposes to demolish the existing 1,051 sf 2-story residence and construct a new 2-story, 3,071 sf commercial building. The applicant requests variances to the following: (1) the front setback requirement of 10' to allow for a setback of 9', (2) the side setback requirement of 5' to allow for a setback of 0', (3) a reduction from the 13 parking spaces required to allow for 4 spaces to be provided, (4) to allow 2 spaces to back directly out on to Minnow Avenue, where the ordinance requires that they be capable of leaving the site in a forward direction, and (5) a reduction to the setback requirement of 40' from curbline to the first parking stall to allow for a setback of 12'.
