Document Description
The applicant requests approval of a Coastal Planned Development (PD) Permit to construct a new 2,052 square foot (sf) two-story single-family dwelling with an attached 641 sf two-car garage on an existing 1.29-acre parcel. The building is comprised 2 bedrooms, 2 bathrooms, and 1 half-bathroom. The proposed project also includes an 899-sf lanai (an enclosed covered patio area), a 248- sf outdoor storage area, a 256-sf second-story deck with an outdoor gas fireplace, and a first-floor 691-sf covered porch with an outdoor gas fireplace. The new single-family dwelling will have a maximum height of 26.28 feet as measured from the finished grade of the property. Site improvements include additional fine grading to prepare the 800 building pad (1 ft. of excavation around the structure footprint) and the installation of 23, 790-sf of new irrigated landscaping and hardscape improvements.
Access to the project site is provided by a new 16-ft wide by 150-ft long paved private driveway, which will connect to Ellice Street. Water will be provided by the Verba Buena Water Company, and wastewater discharge will be handled by a new onsite wastewater treatment system (OWTS).
