Document Description
The project proposes the development of a master-planned residential community on approximately 318.0 acres located in western Riverside County, east of the City of Perris. Discretionary approvals requested by the Project Applicant from the County of Riverside include Tentative Tract Map No. 35045, Specific Plan No. 00344, General Plan Amendment No. 00727, and Change of Zone No. 07076.
A maximum of 714 residential single-family dwelling units are proposed on 170.4 acres with a net density of 4.2 units per residential acre. Lot size would range from 4,195 square feet to 39,967 square feet. Amenities proposed include an integrated system of greenbelts, parks, drainage facilities and open space on 106.6 acres, a 16.3-acre school site anticipated to serve grades K-8, a daycare center on 0.7 acres, a detention basin system to assist in managing regional flood related conditions, a private community recreation center, and a community biking, pedestrian, and multi-use trail network that would integrate into the regional trail system.
