Rural residential homes and vacant/fallow agricultural land to the north and south of the project site. Document Description
Project implementation includes a zone change from County zoning, General Agriculture/Urban Overlay (A2U) to City zoning Single Family Residential (R-1). Project implementation will result in the subdivision of approximately 38 acres of farmland into 122 lots, which will allow for the development of 120 single-family residential units on 7,200 square foot lots and approximately 2.08 acres of parkland/retention basin. Project implementation will also require the extension and/or upgrade of public services and utilities and the internal circulation system. Primary access to the project is proposed via 4th Street (SR-86). It is the intent of the City of El Centro to annex the project site into the City's incorporated boundaries.
