Document Description
The proposed project would provide for the construction of seven single-family dwellings by means of a Planned Unit Development (PUD). The proposed PUD includes the following components: (1) a tentative parcel map to subdivide four existing lots as follows: existing lot nos. 1 and 2 would be merged into one lot, existing lot no. 3 would remain, and existing lot no. 4 would be divided into four lots and a designated remainder for a total of seven lots: (2) development of the project site and footprints for seven custom-built, single-family residences, including parking, landscaping; (3) roadway improvements, including widening and paving the unpaved portion of Kenilworth Road and a boundary easement to prevent its further extension; (4) wildland fire protection; (5) geotechnical stabilization of the site and of upslope properties; (6) post-construction stormwater management facilities and (7) enhancement and protection of a small on-site wetland and drainage course, including establishment of a creek boundary conservation easement.
